When an individual purchases an apartment from a contractor he is obliged to perform extensive inspections and these inspections require extensive real estate specific knowledge. Once of the inspections are concluded the purchaser of the real estate asset is required to sign a purchase agreement which includes a number of different appendices. In most cases the buyer will also be required to sign an “Apartment purchase application” and deposit cash. The purchase agreement requires many inspections and the performance of several changes, whose purpose is to protect the purchaser of the apartment. The purchase agreement also includes diverse subjects, including : building permits, bank guarantees, the possessory status of the land, permitted deviances in the materials and the size of the property, the date of the real estate asset handover, VAT, taxes and payments.
